10 Newest Beach Clubs in Dubai — 2024–2026

Published · Last updated · By Fredrik Filipsson

Dubai's beach-club scene expanded more in the last 24 months than in the previous five years combined. Here are the ten most significant new openings, ranked by our editors — including the entire J1 Beach cluster, Zuma's first beachhouse, and Playa Pacha's Ibiza import.

Something remarkable happened to Dubai's beach-club scene between early 2023 and mid-2026: the city added more new premium beach venues than in the previous decade combined. Three forces drove it. First, the J1 Beach redevelopment on Jumeirah 1 dropped a Mediterranean-style cluster of 12+ venues into a previously quiet stretch of coast — Gigi Rigolatto, BABA Beach Club, Casa Amor, Laurent-Perrier Champagne Beach, Jones The Grocer Beach, Teddy's, Noépe and others opened within 18 months of each other.

Second, the Palm's West Beach saw a continued run of premium openings — Playa Pacha as FIVE LUXE JBR's Ibiza-sister-brand, FIVE LUXE itself in late 2023, Tagomago imported from Mallorca, and Bohemia at Pearl Jumeirah. Third, established food brands decided beach clubs were the next platform: Zuma opened its first-ever Beachhouse concept at La Mer in early 2025, extending the world-famous Japanese brand into pool-and-beach programming for the first time globally.

Our ranking orders these ten by a combination of opening impact, current quality, and staying power. Zuma Beachhouse tops the list because it is the most globally significant new opening — a category-defining move by a global F&B brand into the beach-club format. Playa Pacha and the J1 Beach cluster follow because they brought genuinely new propositions (Ibiza-authentic pool party, Mediterranean cluster concept) to Dubai. FIVE LUXE, Tagomago and Bohemia round out the ten for their individual quality despite opening alongside stronger competitors.

How we ranked these newest openings

  • Opening date: All venues opened between January 2023 and March 2026
  • Category impact: Did the venue bring something genuinely new to Dubai?
  • Current quality: Based on editor visits in the last 90 days
  • Service maturity: Has the team stabilised? New venues can take 6–12 months to bed in
  • Staying power: Our prediction of whether the venue will still matter in 2028

Most Significant Opening

Zuma Beachhouse

📍 La Mer · 🗓️ Opened Q1 2025 · 💰 AED 350–500 day pass · 🍱 Zuma's first-ever beachhouse globally
★ 9.1/10Food 9.6Pool 8.9Brand 9.8
Zuma Beachhouse Dubai La Mer — Japanese dining with infinity pool first beachhouse globally opened 2025

Why Zuma Beachhouse is #1

When a global F&B brand as established as Zuma opens its first-ever beachhouse format in your city, that is the biggest beach-club news of the decade. Zuma Beachhouse at La Mer takes everything Zuma does brilliantly — contemporary Japanese izakaya food, immaculate service, restrained luxury design — and adds a genuine infinity pool, daybeds, DJ booth and sunset programming. Early editor visits (Q1 2026) show the kitchen is operating at full Zuma standard. The pool is smaller than Drift or Cove but the food-first proposition is unmatched.

Pros
  • Zuma's first-ever beachhouse globally
  • Full Zuma menu standard — black cod miso, etc.
  • Impeccable service from day one
  • La Mer's most premium venue
Watch-outs
  • Books 2–4 weeks ahead
  • Smaller pool than resort beach clubs
  • Premium pricing — food-first model
  • No dedicated beach frontage

Ibiza Import

Playa Pacha

📍 FIVE LUXE JBR · 🗓️ Opened March 2024 · 💰 AED 350–550 day pass · 🎵 Ibiza-authentic beach-club culture
★ 8.8/10DJ 9.5Atmosphere 9.4Brand 9.3
Playa Pacha Dubai FIVE LUXE JBR — Ibiza authentic beach club opened 2024 with Pacha DJs

Why Playa Pacha

Playa Pacha is the licensed Dubai outpost of the legendary Ibiza Pacha brand — resident DJs, authentic sound system, and the specific pool-party choreography that Ibiza has refined over 50 years. It transplanted successfully because FIVE LUXE JBR built an appropriate venue: large open-air pool deck, direct beach access, and the FIVE brand's aggressive international marketing. This is the closest Dubai gets to a genuine White Isle pool party.

Pros
  • Authentic Pacha-branded experience
  • International DJ residencies
  • JBR tram access
  • Large pool + beach programming
Watch-outs
  • Loud — not a conversation venue
  • Min spend creeps high on event days
  • Weekends sell out 2+ weeks ahead
  • Dress code strict for evenings

J1 Beach MVP

Gigi Rigolatto

📍 J1 Beach, Jumeirah 1 · 🗓️ Opened Q3 2024 · 💰 AED 300–500 day pass · 🍝 Italian beach-club dining
★ 8.9/10Food 9.2Design 9.1J1 best-in-cluster
Gigi Rigolatto J1 Beach Jumeirah 1 Dubai Italian beach club opened 2024 with pool and daybeds

Why Gigi Rigolatto

Gigi Rigolatto is the strongest opening in the J1 Beach cluster and arguably the venue that turned J1 Beach from "another new development" into "a destination." The Rigolatto Italian restaurant group ported its Mayfair-London formula — elegant Italian dining, white-tablecloth service standards — into a daytime-ready beach-club shell. Food is some of the best on the Jumeirah coast, service is mature, and the design (coastal-Italian villa aesthetic) is genuinely well-executed.

Pros
  • Best of the J1 Beach cluster
  • Genuine Rigolatto-group food standards
  • Mature service from opening
  • J1 Beach tram-walkable cluster
Watch-outs
  • Smaller beach frontage than Palm venues
  • Premium Italian pricing
  • Weekends sell out
  • Cluster can feel busy at peak
4
Thai Luxury

BABA Beach Club

📍 J1 Beach, Jumeirah 1 · 🗓️ Opened Q4 2024 · 💰 AED 300–500 day pass · 🍛 Thai origin, luxury beach
★ 8.6/10Food 8.9Design 9.0Views 8.7
BABA Beach Club Dubai J1 Beach — Thai origin luxury beach club opened 2024

Why BABA Beach Club

BABA is the Dubai extension of the acclaimed BABA Beach Club brand from Thailand (original locations in Phuket and Hua Hin). The Dubai version ports the brand's signature Thai-luxe aesthetic — dark wood, rattan, Thai sculpture — into a J1 Beach frontage with lounge pool, restaurant and programmed DJ nights. Food is a genuine step above regional-Thai pastiche — Phuket chefs were embedded in the opening team.

Pros
  • Authentic Thai brand import
  • Strong Thai-luxe design
  • Good Thai food — Phuket chef team
  • J1 Beach tram-walkable
Watch-outs
  • Smaller footprint than Gigi
  • Still bedding in service standards
  • Limited shade at peak hours
  • Beach frontage narrower than expected
5
Latin Beach-Club

Casa Amor

📍 J1 Beach, Jumeirah 1 · 🗓️ Opened Q4 2024 · 💰 AED 250–450 day pass · 💃 Latin-influenced beach
★ 8.2/10Atmosphere 8.7Cocktails 8.5
Casa Amor J1 Beach Jumeirah 1 Dubai — Latin-influenced beach club opened 2024

Why Casa Amor

Casa Amor leans Latin — cumbia and reggaeton rotation, fuchsia-and-coral design, rum-forward cocktails, small-plates menu with Mexican, Peruvian and Cuban influences. It is J1 Beach's party venue in a cluster otherwise dominated by dining-led concepts. The atmosphere is genuinely fun and the cocktails punch above their weight, though service was still maturing at the time of our last visit (Q1 2026).

Pros
  • Fun Latin-party energy
  • Strong cocktail programme
  • Good value within J1 Beach
  • Walkable to other J1 venues
Watch-outs
  • Service still maturing
  • Loud — party-focused
  • Smaller pool
  • Food less differentiated
6
Champagne Beach

Laurent-Perrier Champagne Beach

📍 J1 Beach, Jumeirah 1 · 🗓️ Opened Q3 2024 · 💰 AED 400–650 day pass · 🥂 Champagne-brand beach
★ 8.4/10Champagne 9.6Design 9.0Food 8.5
Laurent-Perrier Champagne Beach J1 Dubai — champagne brand luxury beach club opened 2024

Why Laurent-Perrier Beach

The world's first branded Laurent-Perrier beach club — a collaboration between the champagne house and the J1 Beach developer. What makes it work is full integration: Laurent-Perrier Cuvée Rosé is the house champagne (multiple serves), rosé Tuesdays are actually themed, and the blue-and-white design is branded without being garish. Premium target audience and pricing to match. This is your Friday brunch venue when you want champagne to be the point, not an afterthought.

Pros
  • Only champagne-house-branded beach
  • Full Laurent-Perrier portfolio on tap
  • Sophisticated adult crowd
  • Best Friday rosé brunch in cluster
Watch-outs
  • Expensive — champagne premium
  • Food is secondary to drinks
  • Narrow beach frontage
  • Weekend min-spend creeps high
7
Resort Debut

FIVE LUXE JBR

📍 JBR Beach · 🗓️ Opened Q3 2023 · 💰 AED 350–550 pool · 🏨 FIVE's premium sub-brand
★ 8.8/10Pool 9.2Events 9.4Location 9.3
FIVE LUXE JBR beach resort pool — opened 2023 premium beach club with Playa Pacha and events

Why FIVE LUXE JBR

FIVE LUXE JBR is FIVE Hotels' premium upmarket sub-brand — a step above the FIVE Palm energy, positioned for higher-ticket guests who want FIVE's scene without the full-volume pool-party programming 24/7. The resort houses Playa Pacha (see #2), beach access on JBR's best stretch, multiple pool options, and Dubai's most aggressive events programming on rotation — from international DJ residencies to Michelin-starred pop-ups. A must-visit for the events calendar alone.

Pros
  • Best events programming in Dubai
  • JBR tram access
  • Multiple pool / beach options
  • Home to Playa Pacha
Watch-outs
  • Busy — FIVE volume
  • Premium weekend pricing
  • Dress code strict evenings
  • JBR parking paid and congested
8
Casual J1 Entry

Teddy's Beach Club

📍 J1 Beach, Jumeirah 1 · 🗓️ Opened late 2024 · 💰 AED 200–380 day pass · 🍔 Casual relaxed beach
★ 7.9/10Value 8.5Casual 8.7
Teddy's Beach Club J1 Beach Jumeirah 1 Dubai — casual beach club opened 2024

Why Teddy's

Teddy's is the J1 Beach cluster's casual entry point — not trying to compete with Gigi's white-tablecloth food or Laurent-Perrier's champagne pricing. Teddy's proposition is casual-beach-with-DJ at accessible day-pass rates, simple menu of grilled plates and burgers, and a family-welcoming policy that differentiates it within an otherwise adult-leaning cluster. A good first visit to J1 Beach if the premium venues feel pricey.

Pros
  • Casual, accessible pricing
  • Family-welcomed
  • Walkable to other J1 venues
  • Relaxed beach energy
Watch-outs
  • Food less distinctive
  • Service basic vs. premium J1 venues
  • Smaller footprint
  • Newest brand — still establishing
9
Boho J1

Noépe Beach Club

📍 J1 Beach, Jumeirah 1 · 🗓️ Opened late 2024 · 💰 AED 250–400 day pass · 🌿 Boho-coastal aesthetic
★ 8.0/10Design 8.7Intimate 8.4
Noepe Beach Club J1 Jumeirah 1 Dubai — boho coastal beach club opened 2024 with sunset pool

Why Noépe

Noépe leans boho-coastal — Capri-influenced, pastel palette, low-key design, music programming that rarely crosses into pool-party territory. Within J1 Beach it positions itself as the "quiet one" — a deliberate contrast to Casa Amor's Latin energy next door. Food is Mediterranean-light and the cocktails are well-considered. A good choice for couples wanting J1 Beach access without the cluster's loudest rooms.

Pros
  • Quiet within J1 cluster
  • Boho-coastal design
  • Mediterranean-light food
  • Couples-friendly
Watch-outs
  • Smaller than Gigi or Casa Amor
  • Service still bedding in
  • Limited programming
  • Narrow beach frontage
10
Mallorca Import

Tagomago

📍 Palm West Beach · 🗓️ Opened 2024 · 💰 AED 300–450 day pass · 🍽️ Mediterranean-Ibizan
★ 8.1/10Food 8.5Design 8.6
Tagomago Palm West Beach Dubai — Mallorca Ibizan import beach club opened 2024

Why Tagomago

Tagomago takes its name (and aesthetic) from the small private Balearic island off Ibiza — a casual Mediterranean-Ibizan beach-club concept that has been a natural fit for Palm West Beach's established scene. Good food, well-programmed DJ sets on weekends, and an atmosphere that feels authentically Mediterranean-coastal rather than corporate-Dubai. Not groundbreaking, but consistently well-executed.

Pros
  • Authentic Ibizan atmosphere
  • Solid Mediterranean food
  • Palm West Beach walk-up
  • Good value for premium Palm location
Watch-outs
  • Not differentiated from Kyma nearby
  • Smaller footprint
  • Limited event programming
  • Beach frontage narrow

What is J1 Beach? A Primer

J1 Beach is the beachfront development on Jumeirah 1 that opened across 2024 — a 600-metre stretch of coast hosting 12+ beach clubs and restaurants in a deliberately Mediterranean-cluster model reminiscent of Marbella's beachfront strips or Miami's Collins Avenue. It was conceived as a single developer-led destination rather than organic venue-by-venue growth, which gave it instant scale but also means all venues opened within months of each other and are still individually bedding in.

The core J1 Beach cluster on our ranking: Gigi Rigolatto (Italian #3), BABA (Thai #4), Casa Amor (Latin #5), Laurent-Perrier (champagne #6), Teddy's (casual #8), and Noépe (boho #9). Additional J1 venues including Jones The Grocer Beach and others operate outside our top-ten here but are worth visits.

Practical tips: everything is walkable in 15 minutes. Many guests do a "J1 Beach crawl" — lunch at Gigi, afternoon daybed at Noépe, sunset drinks at Laurent-Perrier, dinner at BABA. Parking: paid structures at each end of the strip, or use Uber/Careem — cheaper and less stressful. Tram: closest station is Al Sufouh, 10-min Uber ride.

Frequently Asked

Newest Beach Clubs FAQ

What is J1 Beach? +

J1 Beach is a beachfront cluster of 12+ new beach clubs and restaurants that opened across 2024 on Jumeirah 1. Notable venues include Gigi Rigolatto, BABA Beach Club, Casa Amor, Laurent-Perrier Champagne Beach, Jones The Grocer Beach, Teddy's, and Noépe. The cluster was developer-led on a Mediterranean-model — think Marbella Paseo Marítimo or Miami South Beach, but compressed into a walkable 600m strip.

Which is the newest beach club in Dubai 2026? +

Zuma Beachhouse, which opened at La Mer in Q1 2025, is the most recent high-profile opening. It is Zuma's first-ever standalone beachfront concept globally — full Zuma Japanese menu with infinity pool, daybeds, DJ programme and cabana service. Smaller cluster openings have followed through 2025 but Zuma Beachhouse remains the most significant.

Are the new J1 Beach venues any good? +

Mixed — which is expected when 12 venues open within months. Standouts: Gigi Rigolatto (Italian, from the Rigolatto restaurant group), BABA (Thai-origin luxe), Laurent-Perrier (champagne-focused), FIVE LUXE nearby. Jones The Grocer Beach and Teddy's are more casual. Casa Amor is fun but still maturing on service. Noépe is nice but narrow. Go in with realistic expectations — these are young venues.

Do new beach clubs have opening specials? +

Yes — most new venues run 10–25% soft-launch pricing for the first 2–6 months. J1 Beach venues specifically had AED 50–100 off day passes and free welcome cocktails through mid-2024. Zuma Beachhouse ran a 15% soft-opening discount for its first 60 days. Always check the venue's Instagram, WhatsApp, or the BeachClubDXB deals newsletter for current opening offers.

Which new beach club should I visit first? +

If you have got one visit: Zuma Beachhouse for food-first experience, Gigi Rigolatto for J1 Beach's strongest debut, Playa Pacha for Ibiza-authentic pool party, or FIVE LUXE JBR if you want a full resort-pool day. Bohemia at Pearl Jumeirah if you want quiet luxury away from the cluster energy. For a comparison, see our Cove vs AURA comparison for the established venues alongside these newcomers.

Is the J1 Beach cluster walkable? +

Yes — all 12+ J1 Beach venues sit within a 600m beachfront strip on Jumeirah 1 (Pearl Jumeirah-adjacent). You can walk the whole cluster in 15 minutes. Many guests do a "J1 Beach crawl" — lunch at one, afternoon at another, dinner at a third. The whole strip is beachfront and pedestrian — no road crossings between venues.
